Conservatory & Extension
Project:
To extend the ground floor of a terraced Victorian house and add a hardwood conservatory. The client's main objective was to make the new space sympathetic with the original house, while maximising available light and increasing energy efficiency.
The details:
The back and side walls have been removed, and reinforced steel beams have been installed. New exterior walls have been constructed.
The old floating wood floor has been removed. The exposed base of the walls will be damp proofed, and a new solid concrete floor will be poured, sandwiched between two damp proof membranes. New water and gas lines have been brought in from the street.
Underfloor heating has been laid. The original chimneys have been opened and relined with metal flues.
A new roof has been constructed that houses a glass lantern.
Engineered hardwood flooring and a new kitchen have been installed.
The hardwood conservatory and roof lantern have been custom built to incorporate the highest energy efficiency standards, this includes laminated UV safety glass.
100mm of solid core foam insulation has been installed beneath the underfloor heating to improve insulation and minimise heat loss.
All new plumbing and electrics have been installed, including connections in the garden for water and lighting.
The original cornicing and corbels have been restored.
Two new curved top hardwood sash windows (copied from the originals) have been constructed and installed in the front living room.
The existing front rooms have had their walls cemented and plastered.
